What do the Peppercorn Restaurant, Charley O's Restaurant and NAI Realty have in
common? The first two are restaurants, but the not so obvious is that all three were at
one time or another located in this building. Many office developers overlooked this
charming facility and location for other sites, while NAI saw the potential of this
property. The property was purchased and the interiors were gutted, leaving us with lots
of desirable space to plan for the NAI commercial real estate brokers and agents. The
building itself was Mediterranean in style with a red tile roof, white stucco sides and dark
brown trim and awnings. The client wanted to maintain the Mediterranean look and style
as well as incorporate a clean sophisticated upbeat place to work. The great feature of the
interior space is the 11'0" ceilings. This allowed us to create vaulted ceilings, domes for
lighting and general high ceilings throughout with ambient lighting reflecting off the
ceiling tiles. The vaults and domes establish the style of the interior along with the
granite tile flooring using a traditionally Mediterranean pattern. The medium cheery
wood warms the space and lends to nice contrast to the light walls and high clean
ceilings. The furnishings are all neutral in color so as not to distract from the
architectural interiors but rather to complement them. The colorful art collection was
selected to further enhance the Mediterranean feel of the space in a contemporary style.
The overall budget was $45 dollars per square foot for the 8,000 square foot building.
This included demo of the interiors, repainting and landscaping the exterior as well as
new exterior lighting. It also included some structural support relocations to
accommodate the interior layout.
